ficus turning yellow & black spots on the leaves?

ficus turning yellow & black spots on the leaves?

Hi guys
Why are the leaves on my ficus tree turning yellow black spots on the leaves? it could be a sign of fungal attack? if so how frequent fungicide treatment required for ?
PS - no direct sunlight for this ficus.
your thoughts are greatly appreciated.

Just getting old ready to lose them. no sunlight will make it worse

I will defoliate to get rid of them all and reduce leaf size
