just had a look and you would be right it is Photinia Serrulata .

Found out they are both correct. Same plant, just dif name. So thanks to you both

Photinia and Pieris are NOT the same plant. Yours looks more like a Pieris.

Hakimoto is correct. Photinia is Rosaceae and Pieris is Ericacaea. Completely different.
