Spots on Ficus leaves

Hi all,
Just looking for some advice on what might be causing the spots on my Ficus Benjamina.

Looks like back spot. You got to remove the infected leaves and dispose them

Root rot at a guess. Have you lifted it out from the pot to check what's going on down there? Also are you sure that's a Benji? Leaf looks completely wrong to me.

Hi Pearcy
Not sure at all..... Was told it was a Benji when I took possession it.
Will lift it out and have a look at the roots today.
