Not an Azalea. Looks like an Escallonia to me.

I'm thinking Indian Hawthorn. Rhaphiolepis indica
It's classed as a weed here in Brisbane now....so it's obviously a good grower.

We're knocking the building down end of the year and might be able to dig some of these trees out.

Yes, this is Indian Hawthorn. And it is really great for bonsai!
